Parc Beaufort Shows Early Momentum on West 57th Street
While the broader Midtown luxury condominium market remains selective, one of West 57th Street’s newest offerings is showing notable early momentum.

Parc Beaufort at 140 West 57th Street currently has four residences in contract, an encouraging start for the newly launched condominium. Sales officially began on May 7, 2026, and all four contracts were signed within roughly six weeks of the launch.
The four residences span a wide range of sizes and price points:

Distinctive Architecture Commands a Premium
The strongest pricing has been achieved on the building’s more architecturally distinctive residences. Residence 7B, for example, features a nearly 20-foot-high great room and historic bay window and went into contract at an asking price of $3.45 million, or $2,764 per square foot, just six days after the May 7 sales launch.

What Parc Beaufort Signals for the 57th Street Market
Parc Beaufort is the residential conversion of the landmark former artists’ studio building at 140 West 57th Street, originally designed by Pollard and Steinam in the early 20th century. The 47-unit condominium has been reimagined by Stephen Sills Associates and MdeAS Architects, retaining the oversized windows and dramatic proportions associated with its artist-studio origins while introducing contemporary interiors and amenities.
For the 57th Street market, the activity is worth watching. It does not necessarily suggest that the entire Midtown condominium market has suddenly accelerated; buyers remain highly discerning and activity varies significantly from building to building. What Parc Beaufort demonstrates is that buyers will move quickly when they perceive the combination of product, architecture, location and pricing to be compelling.
With four contracts already signed across price points ranging from $1.2 million to $4.25 million, Parc Beaufort has established an early benchmark for this latest chapter of residential development along West 57th Street.
