The Malabar Residences, a striking new addition to Billionaires’ Row, is nearing completion at 126 East 57th Street, just off Lexington Avenue. Rising 28 stories and reaching 346 feet, this elegant residential tower reflects the bold yet refined vision of ODA Architecture and the development expertise of MRR Development.

Spanning 175,000 square feet, The Malabar Residences will feature 147 condominium homes, ranging from studios to three-bedroom layouts with an average size of 1,156 square feet. In addition, the project includes 5,000 square feet of retail space at the lower level, designed to enhance the surrounding streetscape and neighborhood experience.

A Design of Light and Elegance

Recent construction progress reveals the tower’s signature design — a grid of recessed floor-to-ceiling windows framed by clean concrete lines and softened by bronze-accented paneling. Glass railings have been added across the building’s many terraces and cutouts, giving each home a sense of openness and connection to the city skyline.

As scaffolding continues to come down, the façade’s architectural rhythm has become increasingly visible, showcasing ODA’s hallmark interplay of light, space, and geometry. The slender northern entrance on East 57th Street, marked by its inward-sloping bronze façade, is now taking shape and will serve as a refined and inviting entryway for residents.

Residences and Amenities

Sales and marketing for The Malabar Residences are being led by Maria Mainieri, Alexander Boriskin, Jane Powers, Neelam Katara, Gilad Azaria, and Michael Lorber. Approximately two-thirds of the residences will offer private outdoor spaces — including balconies, loggias, terraces, and rooftop decks — a rare luxury in Midtown Manhattan.

Residents will enjoy a thoughtfully curated suite of amenities spanning multiple levels, including:
