57th Street Report

In our previous coverage of Malabar Residences at 126 East 57th Street, we highlighted the early stages of the project as it began to take shape along the eastern edge of Billionaires’ Row. Since then, construction has advanced significantly, with the development now entering its final phase.

Rising 28 stories and approximately 346 feet, the residential tower—designed by ODA Architecture and developed by MRR Development—is nearing completion, bringing a new boutique-scale condominium offering to Midtown East. The building will deliver 145 residences, ranging from studios to three-bedroom layouts, with an average size of approximately 971 square feet.

Exterior Progress and Architectural Details

The façade is now largely complete, with only the ground-floor elements still concealed behind sidewalk scaffolding. Along East 57th Street, the building’s distinctive etched glass entrance has taken shape, marking a notable progression from our last update when the structure was still being assembled.

On East 56th Street, detailing along the base reveals gray metal grilles set between concrete columns, where a porte-cochère will provide a discreet and functional arrival experience. Retail frontage is expected to activate the Lexington Avenue corner, reinforcing the area’s ongoing blend of residential and commercial uses.

Interiors and Residential Offering

Interior work is well underway, with model residences already completed as sales and marketing continue. Approximately two-thirds of the units will feature private outdoor space, including balconies, terraces, and penthouse roof decks—an increasingly sought-after feature in this segment of the market.

Layouts are designed to maximize efficiency and livability, appealing to both primary residents and investors seeking well-positioned Midtown properties with access to key transit and amenities.

Amenities and Lifestyle

Malabar Residences will offer a comprehensive amenity package, including:

  • Indoor swimming pool and fitness center
  • Private indoor basketball court
  • Steam and sauna rooms
  • Multiple resident lounges and a demonstration kitchen

  • Landscaped fourth-floor terrace and rooftop deck

Situated at the corner of East 56th Street and Lexington Avenue, with a connection to East 57th Street, the property is positioned within close proximity to major transportation hubs, including the Lexington Avenue–59th Street and Lexington Avenue–63rd Street subway stations.

Final Stages Ahead

With exterior work largely complete and interiors progressing steadily, Malabar Residences is expected to reach completion in the coming months. As it delivers a more intimate scale compared to neighboring supertalls, the project represents a different but complementary addition to the evolving 57th Street corridor—offering accessibility, modern design, and a full-service residential experience just steps from Billionaires’ Row.
