57th Street Report

In a move set to reshape the 57th Street luxury retail landscape, Louis Vuitton and parent company LVMH have revealed new designs for a 25-story, 485-foot-tall flagship at 1 East 57th Street, at the prestigious corner of Fifth Avenue and East 57th Street in Billionaires’ Row.

The proposed tower promises to become one of the most notable new developments on the ultra-prime corridor of Midtown Manhattan real estate. Renderings show it surpassing the height of 745 Fifth Avenue and joining the skyline alongside other iconic skyscrapers between One57 and The Four Seasons.

The design will feature a modern curtain wall marked with a twisting mullion grid, divided into four segments, with rounded corners on its southern façade and a bulkhead to cap the structure on the northern face.

Since demolition began behind scaffolding nearly a year ago, the facade’s transformation has been dramatic. The building has been wrapped in a temporary display evoking Louis Vuitton’s signature trunks, and during the past holiday season, this effect was amplified with a festive lighting installation—underscoring the brand’s investment in flagship store design and experiential retail.

Interior demolition is in progress, though the timeline for full demolition remains under wraps. Meanwhile, Louis Vuitton is operating its temporary flagship at 6 East 57th Street under a seven-year lease. Opened in November 2024, that venue includes North America’s only LV Café—another example of how luxury brands are deepening their real-estate presence through immersive retail environments.

As 57th Street continues to emerge as a center for luxury real estate investment and retail powerhouse developments, this new tower aligns with current trends: limited availability of prime retail space, soaring development heights, and demand from ultra-high-net-worth individuals for signature addresses. With Louis Vuitton making this move, Billionaires’ Row further solidifies its status as an epicenter for property excellence, architectural innovation, and global brand prestige.
