Demolition is officially underway at 37 West 57th Street, setting the stage for Midtown Manhattan’s next architectural marvel—a 63-story supertall skyscraper at 41-47 West 57th Street.

Developer Sedesco made waves in 2023 with the purchase of the 13-story office building, adding to its already impressive assemblage for the planned 1,100-foot tower. Designed by OMA, this project is set to redefine luxury living with 119 condominiums, a 158-room hotel, and a 10,212-square-foot restaurant, all within steps of Fifth and Sixth Avenues.

A closer look at the site? Scaffolding and netting now wrap the southern façade of 37 West 57th Street, signaling active interior demolition. On the western wall, a vertical row of windows has already been removed and boarded up, paving the way for the installation of a construction hoist.

Sedesco acquired this property for $77.5 million in early 2023, boosting the footprint of the new tower to 453,200 square feet. Meanwhile, at 41-47 West 57th Street, an excavator is clearing the last remnants of debris, with full excavation expected to begin once demolition wraps up.

A Tower Designed for the Skyline

The tower’s design? A sleek, gradual taper from base to parapet, perfectly complementing the curved setbacks of its neighbor, 111 West 57th Street. The northern elevation will showcase a glass curtain wall, while the eastern façade features a concrete surface with a dramatic recessed glass cutout that soars to a sharp peak.

Inside, the hotel component will span 205,100 square feet from the 2nd through 20th floors, with the residential units above.

A Commitment to Accessibility

Sedesco isn’t just building big—it’s giving back. As part of the Zoning for Accessibility program, the developer secured a 20% increase in the building’s scope by funding two ADA-compliant elevators at the 57th Street subway station along Sixth Avenue. The City Planning Commission approved the plans on December 1, 2021.

One elevator? Southwest corner of West 56th Street and Sixth Avenue. The second? A direct connection from the underground mezzanine to the platform.

What’s Next?

A construction timeline for 41-47 West 57th Street is still under wraps, but one thing’s for sure—Billionaires’ Row is getting taller.
